So your house won’t sell…

The house down the street just sold but your home is still lingering on the market. What’s going on? This is a common question in real estate, and often times the answer can be a simple fix.

In a perfect world you’d put your house on the market and immediately be bombarded with showings and interested buyers and amazing offers. But unfortunately the housing market is not a perfect world. And the reality is that you could be playing the selling game much longer than you anticipated. Thankfully there are some factors that you can change to help move the process along.

Your listing price is too high. A high price can turn away buyers instantly and prevent them from booking a showing and entering your home. It is critical to look at your homes current competition and what they’re selling for. Knowing this can help you price your home accordingly. Keep in mind, it is the market and facts that dictate how much your home is worth, not what you think it should sell for based on the money you’ve invested in it.

Your home is not being marketed properly. Your Realtor® should be helping you in more ways than just simply listing your property. They should be showcasing your home across multiple marketing platforms in order to reach the biggest pool of potential buyers. Is your home being marketed in a way that any and all potential buyers are see it? Most home buyers today are very tech savvy, your Realtor® should be too!

Professional photography and video. The saying “one picture is worth a thousand words”  definitely applies here. Top quality photos go a long way with getting buyers into your home. Most of the people walking through your door will only do so after looking at photos online. Having your home tidy, clutter free (and maybe even setting the table) for the photographer are always a great touch!

Improvements are needed.  It can be a hard pill to swallow, but paying for those improvements now will help you to get top dollar for your home. Update simple things like faucets, light fixtures, ceiling fans, door knobs, and cabinet hardware. They may seem small but they can make a big impact.

Poor accessibility for showings. As a seller you should be doing everything you can to keep your home show ready at all times. If you’re leaving town have it ready so that showings can still happen while you’re away. If an agent is setting up showings at multiple homes with a buyer and your home isn’t available, it may be unlikely that they will be back to see your home another time.

Whether you’re thinking about listing, or have a current listing, it’s important to have a Realtor® who is proactive and willing to go that extra mile for you. Keep in mind that there are many different preferences, styles, and tastes out there.
